Renting a Residential Property

 

Here are some basic information on renting a residential property in Singapore:

 

UNDERSTAND YOUR RENTAL NEEDS

Before hunting for a place to rent, first ask yourself what are your ‘must haves’:

 

1. Size of property & number of bedrooms

 

2. Age of property - Newer properties usually have better fittings/fixtures but also tend to be less spacious then older properties


3. Location - Near your office, near shops and amenities, walking distance to MRT, bus stop, near school etc


4. Surroundings - Greenery, tranquility, city living etc
 

5. Having an open area - e.g. garden, porch, patio, balcony

FACTORS THAT DETERMINE RENTAL RATES

1. Size and type of housing

2. Location

3. Condition of the housing unit

4. Recreational facilities available

5. Type of furnishing -- partial or fully furnished

6. Level / storey of housing unit

7. Market supply and demand

 

INITIAL PAYMENTS

Tenants are required to provide the Landlord with a minimum 2-month Security Deposit upon signing of the Tenancy Agreement. This amount will be refunded upon expiry of the lease term.

 

Tenants are also required to provide a month's rental prior to the commencement of the lease term.

 

SECURITY DEPOSIT

This is the basic requirement for Tenants to secure their ideal home. Security Deposit of 2 months' rental for 2-year lease or 1 month's rental for 1-year lease is payable to the Landlord upon signing the Tenancy Agreement.

 

MAINTENANCE & REPAIR

Typically, tenants will be responsible for minor maintenance and repairs at their own costs.

 

Always refer to your Tenancy Agreement for the actual terms and clauses.
